2 BHK or 3 BHK in Hyderabad's Southern Corridor: The Real Math

In west Hyderabad the jump from 2 BHK to 3 BHK often costs ₹40–60 lakh. In the southern corridor it’s typically ₹20–35 lakh — the smallest upgrade gap in the city. That changes the decision, so let’s do the actual math.

The price and EMI gap

A corridor 2 BHK (1,050–1,300 sq. ft.) runs ₹45–70 lakh; a 3 BHK (1,450–1,900 sq. ft.) runs ₹65 lakh–1.1 crore. At a typical home-loan rate, the EMI difference between a ₹60 lakh and ₹85 lakh purchase is roughly ₹18,000–20,000 a month. If that fits comfortably inside 40% of household income, the 3 BHK is usually the better long-term buy.

Rental and resale behaviour

2 BHKs rent faster — airport staff and Adibatla IT employees are the tenant pool, and vacancy periods are short. 3 BHKs rent for more but to a thinner tenant pool of families. On resale, corridor 3 BHKs have been holding value better because supply skews heavily toward 2 BHKs.

Our rule of thumb

Buying purely to rent out: take the 2 BHK, ideally in Tukkuguda or Adibatla within ten minutes of the employer base. Buying to live in for 7+ years: stretch to the 3 BHK while the upgrade gap is this small — you pay registration once and skip a future resale. Unsure?
