First-Time Plot Buyer's Guide: From Budget to Registration

Buying your first plot is simpler than it looks once you know the sequence. Here it is, end to end.

1. Work out the real budget

Quoted price is per sq. yd. Multiply by plot size, then add:

  • Stamp duty + registration: ~7.5% in Telangana
  • Development/maintenance charges (gated ventures): as per cost sheet
  • Legal opinion: ₹5,000–10,000 (always worth it)

Example: 167 sq yd × ₹30,000 = ₹50.1 lakh + ~₹3.8 lakh registration.

2. Arrange funding

Banks lend 70–75% on HMDA/DTCP-approved plots (plot loans, slightly higher rates than home loans). Composite loans (plot + construction) get home-loan rates if you commit to building within the bank’s window.

3. Shortlist with intent

End-use → mature areas (Adibatla, Raviryal). Investment → growth belts (Future City, Mucherla). Visit at least 3 ventures in one trip — differences become obvious on the ground.

4. Verify before you book

LP number on the official portal, 30-year link documents, latest EC, Dharani passbook match, acquisition check. (Our detailed checklist: How to Buy a Plot Safely.)

5. Book, agree, register

Token advance → agreement of sale with clear timelines → sale deed registration at the SRO → mutation into your name. Pay only through banking channels, always with receipts.

6. After registration

Fence or mark the plot, pay property tax in your name, and keep the original document set safe (plus scanned copies).
