How to Buy a Plot Safely in Hyderabad: The 10-Step Checklist
Land is the safest asset in India when the paperwork is clean — and the costliest mistake when it isn’t. Follow this sequence.
Before you shortlist
- Fix budget including extras. Add ~7.5% registration (stamp duty + fees) and any development/maintenance charges to the quoted price.
- Decide horizon. Building in 2–3 years and holding 5–10 years point to different areas.
Document verification
- Link documents (30 years). The chain of sale deeds must be unbroken to the current seller.
- Latest Encumbrance Certificate (EC). Confirms no loans or claims on the plot.
- Dharani passbook. Seller’s name on the state land record must match the deed.
- Layout approval. Ask for the HMDA/DTCP LP number and verify it on the official portal. Match the approved plan with plot markings on the ground.
- Acquisition check. In announcement corridors, confirm the survey number is not under government acquisition.
On the ground
- Physical inspection. Walk the plot. Check roads, drainage, water table, high-tension lines and that plot dimensions match the plan.
- Independent legal opinion. ₹5,000–10,000 spent with a property advocate is the cheapest insurance you’ll ever buy.
Closing
- Register correctly. Pay through banking channels, register the sale deed at the SRO, then complete mutation so the land record shows your name.
